How Long Does End of Tenancy Cleaning Take?

The duration of an end of tenancy clean depends on several variables: the number of rooms, the condition of the property, whether add-on services such as carpet or oven cleaning are included, and the size of the cleaning team. Professional teams work faster than a single person tackling the same property — partly through experience and partly through having the right equipment at hand.

Timeframes by Property Size

The following ranges are a guide only. Properties in particularly poor condition, or those with extensive add-on requirements, will take longer.

Studio and One-Bedroom Flats

A compact flat in reasonable condition is typically completed in three to five hours by a professional team. A solo cleaner working methodically might take closer to a full day. Key areas that absorb time are the kitchen (particularly the oven and appliances) and the bathroom.

Two-Bedroom Properties

A two-bedroom flat or small terraced house typically takes four to six hours for a professional team. If the property has two bathrooms or a kitchen that has not been deep-cleaned regularly, allow for the upper end of that range.

Three-Bedroom Houses

A three-bedroom semi-detached or terraced house is likely to take six to eight hours. Properties with an en suite, a downstairs WC or a conservatory will require additional time. If carpet cleaning is being carried out at the same time, the team will work around drying times.

Four- and Five-Bedroom Properties

Larger family homes can take a full day and sometimes into a second day. For these properties, co-ordinating with the letting agent to allow a full working day before the check-out inspection is strongly recommended. What Extends Cleaning Time?

Beyond the basics of room count, several additional factors regularly add to the overall duration:

• Limescale in hard-water areas. Thurrock and much of Essex sit in a hard-water zone. Descaling taps, showerheads, tiles and appliances takes considerably longer in these areas than in softer-water regions.

• Carpet cleaning drying time. Hot-water extraction (steam cleaning) leaves carpets damp for two to four hours. Ideally, carpet cleaning is done before the final vacuum so the team can continue working in other rooms while carpets dry.
• Large gardens or outside areas. If the tenancy includes an outside space that needs sweeping, patio cleaning or general tidying, factor in additional time.

Planning Your Move-Out Day

Here are a few practical points to consider when scheduling an end of tenancy clean:

• Book the clean for after all furniture and belongings have been removed. Cleaning around boxes and furniture means areas will be missed.
• Allow at least a day between the clean finishing and the check-out inspection. This gives time to return for any items the agent flags.
• If you are having carpets cleaned, ensure the property is adequately ventilated afterwards to help them dry before inspection.
• Let the cleaning company know in advance about any parking restrictions or access requirements — particularly relevant in terrace streets and flats with shared entrances.

Avoid leaving the clean to the last possible moment. If the agent raises issues at the check-out and a re-clean is needed, you need time for that to happen before the keys are formally handed back.

A two-person professional team can typically complete the same work in half the time of a single person doing it alone. Professional cleaners carry commercial equipment — powerful vacuums, steam machines, specialist degreasers — that makes tasks like descaling, oven cleaning and carpet cleaning significantly faster. If time is tight around your move-out date, this is one of the most compelling practical arguments for booking a professional service rather than attempting a full clean yourself.
