Expert Plumbing Maintenance

Water is one of the most damaging forces in a property when it's going where it shouldn't. A dripping tap, a weeping joint, or a running overflow might seem like minor nuisances, but left unattended they lead to wasted water, stained ceilings, damaged floors, and far more expensive repairs. Our plumbing maintenance service tackles these problems promptly and properly. Serving from our Tilbury base, we cover Thurrock, Havering, Essex, East London, and Kent for residential and commercial customers and landlords.

What Plumbing Work We Cover

We handle a broad range of domestic and light commercial plumbing repairs and installations. The work we carry out includes:

  • Dripping tap repairs — replacing washers, O-rings, and cartridges
  • Tap replacement — fitting new mixer or monobloc taps in kitchens and bathrooms
  • Isolation valve fitting and replacement
  • Stopcock servicing — freeing seized stopcocks, replacing faulty ones
  • Toilet cistern repairs — ball valves, fill valves, flap valves, and flush mechanisms
  • Toilet pan and seat replacement
  • Waste pipe repairs and replacements — kitchen sink, basin, bath, and shower wastes
  • Leak investigations and repairs — pipe joints, compression fittings, and push-fit fittings
  • Radiator valve replacement — thermostatic and manual radiator valves
  • Radiator bleeding
  • Shower repairs — mixer valve cartridges, hose and head replacement, tray and enclosure sealing
  • Blocked sink, basin, and bath drain clearance
  • Overflow pipe investigations — cold water tank and cistern overflows
  • Cold water tank inspections and ball valve replacement
  • Outside tap installation and repair
  • Pipe lagging — insulating exposed pipework in lofts, garages, and outbuildings
  • Burst pipe temporary and permanent repairs

What We Do Not Cover

We are clear about the limits of our plumbing service. We do not carry out gas appliance work of any kind — including boiler installations, boiler repairs, gas cooker connections, or any work on gas pipework. Gas work in the UK must be carried out by a Gas Safe registered engineer, and we will always direct you to the appropriate specialist for this. We also do not undertake full central heating system installations or large-scale drainage excavations. Where a job falls outside our scope, we'll tell you honestly and help you find the right person.

Signs of Plumbing Problems to Watch For

Many plumbing faults give clear warning signs before they become serious. Knowing what to look for means problems can be addressed while they're still small:

  • Dripping taps — a dripping tap loses thousands of litres of water annually and usually indicates a worn washer or cartridge
  • Running overflow pipe — an overflow pipe dripping or running continuously indicates a faulty ball valve or fill valve in the cistern or cold water tank
  • Slow-draining sinks or baths — partial blockages build gradually; clearing them early is far easier than dealing with a complete blockage later
  • Damp patches on walls or ceilings — may indicate a leaking pipe joint or waste connection; should be investigated before the damage spreads
  • Discoloured water — brown or rusty water from taps can indicate corroding pipework or a deteriorating cold water tank
  • Banging pipes — water hammer or pipe movement on flow can indicate loose pipe brackets or issues with pressure
  • Cold radiators at the top — indicates trapped air, usually resolved by bleeding; cold at the bottom may suggest sludge build-up
  • A hissing cistern — a constantly running or hissing toilet cistern is filling continuously due to a faulty valve and wastes significant water

What to Do Before the Plumber Arrives

In the event of an active leak, knowing how to isolate the water supply is the single most important thing you can do to limit damage while you wait for us:

  • Locate your stopcock — usually found under the kitchen sink, in the hallway, or in a downstairs cupboard. Turn it clockwise to shut off the mains water supply to the whole property.
  • Use isolation valves — many individual appliances (toilets, basins, dishwashers) have isolation valves on their supply pipes. Turning these off isolates the appliance without cutting water to the rest of the property.
  • Turn off the electricity in the affected area if water is near electrical fittings or has come through a ceiling below a wet room.
  • Contain the water — use towels, buckets, or containers to limit spread and reduce damage to floors and ceilings.
  • Call us and describe the situation — for active leaks we prioritise attendance as quickly as possible.

We strongly recommend that every member of a household knows where the main stopcock is before they ever need it. The same applies to landlords — tenants should be briefed on stopcock location at the start of a tenancy.

Pipe Materials

Understanding the pipework in your property helps when describing a problem and informs the repair approach. Common domestic pipe materials in our area include:

  • Copper — the traditional standard for domestic plumbing; durable, reliable, and used in the vast majority of properties built before the 2000s
  • Plastic (polybutylene or pushfit) — widely used in newer properties and extensions; lighter and easier to work with, though it requires appropriate fittings
  • CPVC / stainless — found in some newer developments and commercial applications
  • Lead — found in some older Victorian and Edwardian properties; where lead supply pipes are identified, we'll advise on the implications and recommend specialist assessment

Landlord Plumbing Obligations

Landlords in England have a legal obligation under the Landlord and Tenant Act 1985 to keep the property's water, drainage, and sanitary fittings in working repair throughout a tenancy. This includes taps, toilets, waste pipes, baths, basins, and cold water supplies. Keeping on top of routine plumbing maintenance protects the property, prevents emergency call-outs, and avoids deposit disputes at the end of a tenancy.

We work with landlords across Thurrock, Havering, and East London on regular maintenance visits, void-period checks, and responsive repairs when tenants report issues. Our landlord maintenance service and void property service provide additional detail on how we support property portfolios.

Commercial Plumbing

Light commercial plumbing work falls within our service scope. We work in offices, retail units, restaurants, care homes, and managed properties on tap replacements, toilet repairs, waste pipe blockages, and isolation valve work. For significant commercial plumbing installations, we'll advise on the appropriate level of specialist involvement required.

Pricing Factors

Plumbing repair costs vary depending on the nature of the fault, accessibility of the pipework, the parts required, and the time involved. Simple repairs such as replacing a tap washer or fixing a running cistern are typically completed well within the two-hour minimum. More complex work — tracing and repairing concealed leaks, replacing multiple valves, or clearing stubborn blockages — takes longer. We will always explain the likely scope of work and cost before starting, and advise if we encounter something unexpected mid-job. All quotes are free.

You Might Also Need

Plumbing repairs often reveal — or run alongside — other maintenance needs. These services are regularly arranged at the same time to avoid a property being attended twice.

Bathroom Re-grouting & Tiling

Leaks behind tiles or failing silicone often mean grout and tile repairs are needed at the same time as plumbing fixes. We can co-ordinate both in a single visit so the bathroom is sorted in one go.

Outside Tap Installation

If a plumber is already on site, adding an outside tap installation is efficient — the existing supply can be tapped at the same time, saving a return visit charge.

Handyman Repairs

Water damage from leaks often leaves behind cosmetic repairs — filling small holes where pipes were accessed, touching up silicone, or refixing loose fittings. Our handyman service handles these alongside or after the plumbing fix.

Pipe Boxing & Carpentry

Repaired or rerouted pipework sometimes needs boxing in to restore a neat appearance. Our carpenters can build and fit a box section to conceal any exposed pipe runs left after a plumbing repair.

Smoke & CO Alarm Servicing

A property maintenance visit is a good opportunity to check smoke and carbon monoxide alarms at the same time — particularly important for landlords with compliance obligations.

Landlord Maintenance

For landlords managing multiple properties, our landlord maintenance service co-ordinates plumbing, carpentry, cleaning, and other repairs across your portfolio — reducing the number of separate tradespeople you need to manage.

Our Process

What You Can Expect

From your first call to the finished job, here is how our plumbing service works.

1

Call, WhatsApp, or message us with the problem — leaks and urgent water issues are prioritised.

2

We confirm the likely fix, discuss any parts that may be needed, and agree a time to attend.

3

Our plumber locates and isolates the relevant supply, diagnoses the root cause of the problem, and carries out the repair.

4

The repair is tested under pressure and rechecked to ensure it holds before we consider the job complete.

5

We leave the area clean and dry, and advise on any steps you can take to prevent the problem recurring.

Insider Advice

Helpful Hints & Tips

A dripping tap rarely fixes itself

A steady drip wastes thousands of litres a year and usually means a worn washer, O-ring, or cartridge — a quick, inexpensive fix that also prevents damage to the tap seat. The longer it's left, the more the seat wears, making the eventual repair more involved.

Know where your stopcock is

Every member of the household should know where the main water stopcock is — typically under the kitchen sink or in a downstairs cupboard. In a leak, turning it off quickly is the difference between a mop-up and a ruined ceiling. Test it turns freely once a year.

Bleed radiators that are cold at the top

Cold at the top but warm at the bottom means trapped air in the radiator. Bleeding takes minutes with a radiator key — turn the bleed valve slowly until water appears, then close it. Keep a cloth handy and do this with the heating on but the pump off.

Don't pour fat or coffee grounds down the sink

Cooking fat solidifies in pipework and accumulates into stubborn blockages. Coffee grounds cling to fat and grease in the waste. Let fat cool and bin it; compost coffee grounds. Your drains will remain clear far longer.
