Flooring Types We Fit

Laminate Flooring

Laminate remains one of the most popular choices for living rooms, hallways and bedrooms. It offers a realistic wood-effect appearance at an accessible price point, is relatively easy to keep clean, and comes in a huge range of styles from light Scandinavian oak to dark walnut. Modern laminate boards have improved significantly in terms of thickness and wear layer, meaning good-quality laminate stands up well to family use. It is a floating floor — boards click together and rest on an underlay rather than being glued or nailed down — which means it can be lifted and replaced if needed. Laminate is not ideal for rooms prone to moisture, such as bathrooms or ground-floor kitchens without a damp-proof membrane, where LVT or tiles are a better choice.

LVT and Vinyl Flooring

Luxury Vinyl Tile (LVT) and sheet vinyl are the go-to choices where water resistance is a priority — kitchens, bathrooms, utility rooms and hallways. LVT in particular has become the landlord's flooring of choice: it looks far smarter than older-style vinyl, is genuinely waterproof, extremely hardwearing, and comfortable underfoot. It comes in wood-effect planks and stone-effect tiles, many of which are convincing enough at a glance to be mistaken for the real thing. LVT is also compatible with most underfloor heating systems, making it a strong all-rounder. Sheet vinyl remains a practical, cost-effective option for kitchens and utility areas where a seamless, easy-clean surface is more important than appearance.

Engineered Wood Flooring

Engineered wood is a real wood product — a hardwood veneer bonded to a plywood core. It has the warmth and character of solid wood but is considerably more dimensionally stable, meaning it handles changes in humidity and temperature better than solid timber. This makes it suitable for rooms where solid hardwood would be risky — ground floors, open-plan spaces, and even rooms with underfloor heating, providing the surface temperature limits specified by the manufacturer are respected. It can be sanded and refinished (usually once or twice over its life), which extends its lifespan considerably. We fit engineered wood as both a floating floor and as a glue-down installation, depending on the subfloor and the product.

Carpet

Carpet is still the preferred choice for bedrooms in many homes — it is warm underfoot, reduces noise, and creates a softer, more comfortable feel. We fit carpet in residential settings, including on stairs. Landlords often find a good-quality, mid-grade carpet in a neutral colour the most practical option for bedrooms in rental properties, providing an appropriate underlay is fitted beneath it.

Subfloor Preparation — the Foundation of a Good Floor

No amount of quality flooring compensates for a poor subfloor, and this is where many quick-turnaround installations go wrong. Before any board or plank goes down, we check the subfloor for level, flex and moisture. A concrete subfloor that is out of level by more than the manufacturer's tolerance will cause click-lock boards to separate at the joints over time, or — in the case of LVT — can telegraph every lump and dip straight through the thin material.

Concrete subfloors that need levelling receive a self-levelling compound, which flows to a smooth, flat finish and sets firm in a few hours. Timber subfloors that are soft, springy or unevenly spaced may need additional noggins or a ply overlay to stiffen them before floating floors go down — a step that makes the difference between boards that feel solid underfoot and ones that flex and squeak.

Where old flooring is being removed first, we check the subfloor condition before committing to the new specification. Occasionally, older adhesive residue, staples or screeds in poor condition need addressing — we flag this at the quoting stage rather than presenting surprises on the day. Moisture readings are taken on concrete subfloors where there is any doubt, as laying directly over a damp slab damages most flooring types.

Finishing Details — Beading, Threshold Bars, Stair Nosings & Underlay

The finishing details are what separate a professional installation from a rushed one. Expansion gaps must be left around the perimeter of all floating floors to allow for movement — these are then concealed with a matching beading or skirting. Where flooring meets a different surface — a tiled kitchen joining a laminate hall, for example — a threshold bar is fitted to provide a neat, trip-free transition. On stairs, stair nosings protect the edge of each tread and provide a clean, visible boundary between the stair and the riser.

Underlay is selected to suit both the flooring type and the subfloor. A good underlay provides thermal insulation, reduces impact noise, and compensates for very minor subfloor imperfections. Acoustic underlay is worth considering in flats and terraced properties where noise transmission between floors is a concern. In rooms with underfloor heating, a low-tog underlay is required to avoid impeding heat output.

We fit flooring in awkward spaces including alcoves, under radiators, around hearths and in L-shaped rooms — taking time to plan the layout so cuts fall symmetrically and no room looks like an afterthought.

Let new flooring acclimatise

Laminate and engineered wood boards should sit in the room for 48 hours before fitting so they adjust to temperature and humidity — this prevents gaps and lifting later.

Felt pads protect floors

Stick felt pads under chair and table legs. Grit trapped under furniture feet is one of the most common causes of scratches on laminate and LVT.

Mop damp, not wet

Excess water is the enemy of laminate. Use a well-wrung mop and wipe spills promptly to protect the joints and core board from swelling.
