Request a QuoteHow Hot Water Extraction Works
Hot water extraction — sometimes called steam cleaning, though the water isn't quite at steam temperature — is the most thorough method of carpet cleaning available for domestic and commercial use. It works by injecting a carefully measured mixture of hot water and cleaning solution deep into the carpet pile under pressure, then immediately extracting it along with the dislodged dirt, allergens, bacteria, and cleaning residue. The result is a carpet that is genuinely clean from the backing upwards, not just refreshed at the surface.
Vacuum & Pre-treat
The carpet is dry-vacuumed to remove loose debris. Stains and high-traffic lanes are then pre-treated with an appropriate solution and allowed to dwell.
Hot Water Extraction
The extraction machine injects hot water and solution deep into the pile, agitating fibres and then immediately sucking out dirt, allergens, and solution in one pass.
Pile Grooming & Drying
The pile is groomed with a carpet rake to speed drying and restore the carpet's natural direction. We advise on ventilation to help the carpet dry as quickly as possible.
Types of Carpet We Clean
Not all carpets respond to the same treatment. Before we begin, we identify the carpet type so we use the right combination of products, water temperature, and extraction pressure. Carpets we regularly clean include:
Woven and tufted carpets
The most common domestic type — responds well to hot water extraction with appropriate dwell times for stains.
Berber and loop pile
Requires careful agitation to avoid pulling loops. We use gentle extraction settings and a soft-headed grooming tool.
Twist pile and Saxony
These plush, soft carpets are sensitive to over-wetting. We adjust water volume and extract thoroughly to minimise drying time.
Commercial carpet tiles
Common in offices and retail spaces. Can be cleaned in situ — either individually or as a continuous area — using lower-moisture methods where necessary.
Natural fibre (wool, sisal blends)
Natural fibres are more sensitive to excessive moisture and certain chemicals. We use low-moisture extraction techniques and pH-neutral solutions.
Stair carpets
Stairs are labour-intensive to clean properly but form a key part of any residential clean. We clean each tread and riser individually.
If you're unsure of the carpet type, let us know the property and we'll advise — or carry out a small test clean to confirm the best approach.
Stain Removal: What We Can & Can't Do
Professional extraction significantly improves the appearance of stained carpets — but it's important to be realistic about what's achievable. We pre-treat stains with specialist spotting solutions before extraction, which dramatically improves outcomes compared to extraction alone.
Stains We Can Often Improve
- Red wine and fruit juice (the sooner we treat, the better)
- Coffee and tea staining
- Pet urine (including deodourising)
- Food and sauce spills
- Mud and soil when dry
- General traffic soiling and dullness in walkways
- Dust mite and allergen loading throughout the pile
Stains That May Be Permanent
- Bleach damage (removes carpet dye — cannot be reversed by cleaning)
- Burns and heat damage (physical fibre damage)
- Ink and permanent marker in pale carpets
- Rust from metal furniture legs
- Old, set stains that have been repeatedly treated with incorrect products
- Pet staining that has reached the carpet backing and underlay
We'll always give an honest assessment of what's achievable before we begin. Cleaning can improve the appearance of many stains significantly — but we don't promise to remove every stain, particularly older or chemically altered ones.
Domestic, Landlord, and Commercial Carpet Cleaning
Domestic
For owner-occupiers and tenants, we clean carpets in any combination of rooms — bedrooms, living rooms, stairs, and hallways. We work around your furniture where possible and advise on drying so the rooms can be used again as quickly as possible. Pet owners particularly benefit from our odour treatment alongside the standard extraction.
Landlord & Letting Agent
Carpets are one of the most contentious elements of any end of tenancy. Many tenancy agreements explicitly require professional carpet cleaning, and landlords often specify it as a condition of full deposit return. We work alongside our end of tenancy clean to provide a complete property turnaround, issuing a receipt that satisfies most landlord and agent requirements.
Commercial
Offices, hotels, care homes, and retail premises with carpeted areas benefit from scheduled carpet cleaning to maintain appearance and hygiene. We can work outside business hours to avoid disruption. Commercial carpet tiles in high-traffic areas may require more frequent treatment — we'll advise a suitable frequency based on footfall.
Pet Odour Treatment
Pet urine is one of the most challenging carpet problems because it doesn't just affect the surface pile — it penetrates through to the backing and often into the underlay beneath. Hot water extraction combined with a specialist enzyme-based deodouriser breaks down the odour-causing bacteria in the carpet fibres. For severe or long-standing pet urine contamination that has soaked through to the underlay, we'll advise honestly on the limitations of carpet cleaning versus underlay replacement.
We use pet-safe formulations throughout — no harsh chemical smells that affect your pets after the clean.

Our Process
What You Can Expect
From your first call to the finished job, here is how our carpet cleaning service works.
Tell us the rooms and carpets involved and any stains you're concerned about — we'll also want to know if you have pets or any areas of particularly heavy use.
We quote per room or area based on size, carpet type, and condition. If the job is booked alongside an end of tenancy or deep clean, we'll coordinate timing.
On the day, carpets are thoroughly dry-vacuumed first to remove loose debris and grit that would otherwise be pushed deeper by the extraction process.
Stains and high-traffic lanes are pre-treated with specialist spotting solutions and left to dwell before extraction begins.
Hot water extraction passes across the full carpet area, pulling up dirt, allergens, pre-treatment residue, and moisture from deep in the pile.
We groom the pile to speed drying and restore its natural lay, then advise on ventilation and when the carpet is safe to walk on again.
Insider Advice
Helpful Hints & Tips
Red wine: blot, never rub
Blot up as much as possible with a dry white cloth, working from the outside in, then dab with cold water. Avoid salt and hot water — both can set the stain permanently.
Act fast on spills
Most spills only become stains when they're left to soak in. Blotting within the first few minutes dramatically improves the odds of significant improvement when we clean.
Vacuum slowly, twice a week
A slow pass lets the vacuum lift grit from deep in the pile — it's this grit that wears carpet fibres down and dulls the colour in walkways. Most people vacuum too fast to make a real difference.
Test any product somewhere hidden
Shop-bought stain removers can bleach or damage some carpets. Always test in a corner or under furniture before treating a visible area — and call us if you're unsure.
Our Cleaning Satisfaction Guarantee
If any area included in your clean does not meet the agreed standard, notify us within 24 hours of completion and we will return to re-clean the specific area at no additional charge. This covers Multrex workmanship on the agreed scope — it does not extend to pre-existing staining, damage present before the clean, areas excluded from the scope, or issues arising from subsequent use of the property.
- Re-clean guarantee on any included area not meeting standard
- Notification within 24 hours of completion
- Covers our workmanship — not pre-existing conditions
