About FM

What Is Facilities Management?

Facilities management (FM) is the discipline of keeping buildings and sites clean, safe, functional, and well-maintained. For most businesses and property owners, this means co-ordinating a combination of cleaning services and maintenance works — everything from daily office cleaning and periodic deep cleans to reactive repairs and a programme of planned upkeep.

In practice, FM is often split into two broad categories. Hard FM covers services relating to the physical structure and systems of a building — maintenance of electrical systems, plumbing, heating, structural fabric, and fixed plant. Soft FM covers the services that keep a building clean and operational without directly touching its physical structure — cleaning, grounds maintenance, waste management, pest control, and similar.

Multrex Maintenance Ltd provides both hard and soft FM services, integrated into a single contract where needed. We are not a large FM corporation with layers of management and subcontractors — we are a family-run business based in Tilbury, Essex, with real knowledge of the properties and premises we serve.

The Multrex Advantage

Cleaning and Maintenance — Better Together

One of the most practical advantages of working with Multrex is the integration of cleaning and maintenance under a single contract. Many businesses and property managers find that having separate contractors for cleaning and maintenance creates friction — different schedules, different communication channels, gaps in responsibility, and duplicated costs.

When your cleaning team and maintenance team are the same company, communication is simpler, scheduling is more efficient, and there is no ambiguity about who is responsible for what. The cleaners can flag maintenance issues as they work; the maintenance team can work around cleaning schedules without conflict.

We provide office cleaning, commercial cleaning, and deep cleaning alongside maintenance, repairs, and grounds management — all co-ordinated through a single point of contact.

Our Process

How a Maintenance Programme Works

For clients who want a structured approach to keeping their premises in good condition, we build a planned maintenance programme tailored to their specific needs.

01

Site Visit & Assessment

We visit your premises to understand its size, condition, usage, and existing maintenance arrangements.

02

Tailored Proposal

We put together a clear proposal covering the scope of works, frequency, and cost — built around your actual needs.

03

Programme Delivery

We deliver cleaning visits, maintenance tasks, and inspection rounds to the agreed schedule.

04

Communication & Review

We flag issues found during visits, confirm work completed, and adjust the programme as your needs evolve.

Combined Cover

Reactive and Planned — Combined

The most effective FM arrangements combine planned maintenance with reactive provision. Planned maintenance reduces the frequency and severity of reactive incidents; reactive provision ensures that when the unexpected does happen, it is dealt with quickly and by a team that already knows your premises.

For clients on a planned programme with us, reactive maintenance callouts are handled by the same team — there is no need to contact a separate contractor, explain the premises afresh, or wait for someone unfamiliar with your site to find their way around.

For landlords and property managers, we can also integrate void property management and end of tenancy services into a wider FM arrangement — see our Void Property and Landlord Maintenance pages for more detail.

Our Approach

Transparency and Communication

One of the most common frustrations with FM contractors is poor communication — not knowing when visits have taken place, what was done, or what issues were identified. We aim to be straightforward and transparent throughout our relationship with FM clients.

Before any contract begins, we provide a clear written scope of works and agree how we will communicate with you. After each visit or reactive attendance, we provide confirmation of what was carried out. When we identify issues that fall outside the current scope, we flag them promptly and provide a separate quote for your consideration.

We believe that good FM is built on trust, and trust requires honest and consistent communication. As a family-run business, our reputation depends on getting this right — and we take that seriously.
