Every Room, Every Surface
A proper end of tenancy clean isn't a sprint through each room with a mop — it's a methodical process that works through every surface in sequence. Here's what we cover room by room.
Kitchen
The kitchen receives the most intensive attention because it's where most deposit disputes originate. We clean the oven cavity, grill, and hob thoroughly — removing baked-on grease that a standard wipe simply won't touch. Cupboard interiors are wiped out, including shelves, doors, and hinges. The fridge and freezer are emptied and cleaned inside and out. Extractor fans and filters are degreased. Taps, sinks, and splashbacks are descaled and polished. Worktops are wiped, and any tile grout in the kitchen area is scrubbed clean.
Bathrooms & En Suites
Bathrooms are scrubbed and disinfected throughout. Limescale is removed from showerheads, taps, and screen glass. The toilet — including the cistern, seat, and behind the pan — is cleaned and disinfected. Tile grout is scrubbed. Extractor fans are wiped. Bathroom cabinets are cleaned inside and out, and any bathroom flooring is mopped to a streak-free finish.
Bedrooms & Living Areas
All rooms are dusted from top to bottom — ceiling corners, light fittings, picture rails, and window sills first, then furniture surfaces, and finally skirting boards and floor edges. Wardrobes, drawers, and built-in storage are cleaned inside and out. Light switches, plug sockets, and door handles are wiped. Internal window panes and frames are cleaned. Hard floors are mopped; carpeted areas are vacuumed thoroughly (professional carpet cleaning is available as an add-on).
Hallways, Stairs & Communal Areas
Hallways, stairwells, and landings are often overlooked but examined closely during inventory checks. We vacuum carpeted stairs tread by tread, wipe banisters and spindles, clean skirting boards along stair walls, and mop hard-floor hallways. Any communal cupboards — under-stairs storage, airing cupboards — are wiped out.
Furnished vs Unfurnished Properties
The scope of an end of tenancy clean differs depending on whether the property is furnished or unfurnished, and we price accordingly.
Unfurnished Properties
Without furniture in the way, we can clean floors, skirting boards, and walls far more thoroughly. Empty properties are typically quicker to clean to a high standard, and access to every corner is much easier. If you are a tenant vacating an unfurnished home, make sure all your belongings are removed before the clean takes place so nothing is missed.
Furnished Properties
Furnished lets require additional attention. Sofas and chairs are vacuumed and spot-cleaned where possible. Beds are stripped (fresh linen is the tenant's responsibility), and mattress surfaces are vacuumed. Dining furniture is wiped. Mirrors and picture frames are dusted. If the inventory noted furniture in good condition at the start, it needs to be returned in comparable condition — we clean to that standard.

Factors That Affect the Price
Our pricing is based on a fair assessment of the actual work involved — we don't charge a flat rate for every property regardless of condition. The following factors all influence the final quote:
Property size
The number of bedrooms and bathrooms is the primary driver. Larger properties simply require more time, cleaning solution, and labour.
Furnished or unfurnished
Furnished properties take longer because each piece of furniture requires attention — particularly sofas, wardrobes, and dining sets.
Condition of the property
A well-maintained property that has been cleaned regularly throughout the tenancy takes considerably less time than one that hasn't been cleaned in months.
Oven condition
Heavily soiled ovens with thick carbon build-up take significantly longer to clean than lightly used ones. We always include the oven, but the time required varies.
Add-on services
Professional carpet cleaning, external window cleaning, or rubbish clearance are quoted separately and added to the total where requested.
Access and location
Properties that require key collection, have restricted parking, or are located at height (e.g. upper-floor flats without a lift) may be subject to a small additional charge.

The oven is included in our standard clean, but for ovens with heavy baked-on carbon, a specialist dip-tank treatment produces an even higher standard — worth it for properties that have been used heavily.
Waste & Rubbish Clearance
Tenants often leave items behind that need removing before the clean. We can arrange a clearance visit first so the property is empty and the full clean can reach every area properly.
Lock Changes
Many landlords change locks between tenancies for security. We can arrange a lock change at the same time as the clean — a single co-ordinated visit that means the property is clean, secure, and ready for viewings.
External Window Cleaning
Interior windows are included as standard. External window cleaning can be added where the inventory requires it or where the agent expects streak-free externals for new tenant photos.
Garden Tidy & Clearance
Overgrown or cluttered gardens affect how a property presents for new tenant viewings. We can arrange a garden tidy or clearance visit alongside the clean to hand the whole property back in excellent condition.

What You Can Expect
From your first call to the finished job, here is how our end of tenancy cleaning service works.
Send us the property size, the check-out date, and a copy of the inventory if you have it. The more detail you share, the more accurate your quote will be.
We quote and book the clean, ideally after the property is emptied of belongings. For furnished properties we'll note which items need particular attention.
On the day, we work room by room in sequence — kitchen and bathrooms first, then bedrooms, living areas, hallways, and stairs — so nothing is missed.
Limescale, soap scum, cooking grease, and oven residue get particular attention. These are the areas most likely to generate deposit disputes.
We complete a final walkthrough of the property before leaving, checking each room against the standard expected for an inventory check-out.
If you have a re-inspection or the landlord identifies something that was genuinely missed (not new damage), let us know promptly and we'll discuss it with you.

Book after removals, not before
An empty property can be cleaned to a far higher standard. Schedule the clean after your belongings are out and before the check-out inspection. Cleaning around boxes and furniture means corners and floors simply can't be reached properly.
Check your inventory report
The check-in inventory sets the benchmark you'll be judged against. Reviewing it before the clean tells us exactly which items the inspection will focus on — and means nothing is overlooked.
Don't forget the oven
The oven is the single most-flagged item in check-out reports. Ours includes a full inside-oven clean — worth confirming with any cleaning provider, as some treat it as an add-on.
Allow enough time before the check-out
Book the clean for the day before the inventory check-out, not the morning of. If something needs a second pass, you'll have time to arrange it without the clock running out.
