Use an eggshell or satin finish on walls — it costs a little more than standard emulsion but survives significantly longer and can be wiped clean between tenancies. Skirting boards and door frames should be finished in gloss or hard-wearing satin.

Kitchens

Grease, steam and condensation make kitchens the most demanding room for paint. Standard emulsion will mark, blister and peel over time. A moisture-resistant or kitchen-specific eggshell or satin finish is strongly recommended for kitchen walls. Some landlords opt for tiled splashbacks behind cooking areas specifically to eliminate the painting problem in the most vulnerable zone.
