Why Roof Moss and Algae Needs Professional Treatment
Moss, lichen and algae on roof tiles are not just a cosmetic problem. Moss holds moisture against the tile surface, accelerating frost damage and causing tiles to crack and lift. As moss mats build up, they block water from running off cleanly, raising the risk of water ingress at flashings, verges and valleys. Lichen chemically bonds to tile surfaces and, if left, can permanently stain and degrade the tile material itself.
In the Thames Estuary and coastal areas of Essex and Kent, the combination of humidity, prevailing wind and frequent damp conditions means roofs colonise faster than in drier inland locations. A roof that was clear five years ago may now have significant moss coverage that is actively shortening the life of the tiles.
High-pressure washing is not appropriate for roofs. It strips protective granules from mineral felt, forces water under tile laps, dislodges mortar at ridges and hips, and can void tile manufacturer warranties. Signs Your Roof Needs Cleaning Now
Visible green or black growth
Patches of green algae, black streaking or orange-red lichen on tiles indicate active biological growth. Left untreated, these will spread and embed into the tile surface.
Moss lifting tile edges
If moss mats have grown thick enough to lift the edges of tiles, water is being trapped beneath them. This accelerates tile degradation and increases the risk of water penetration at the lap.
Blocked or overflowing gutters
Moss detaches naturally and accumulates in gutters, blocking downpipes. If your gutters block frequently, a roof with active moss is often the source.
Dark staining on rendered walls below
Water running off an algae-covered roof carries growth spores onto the walls below. If you notice green or dark staining appearing on rendered elevations, the roof is often the origin point.
Ridge or hip mortar showing gaps
Established moss penetrates mortar joints and accelerates weathering. Mortar gaps visible from the ground may have been worsened by biological growth and warrant a closer inspection.

From your first call to the finished job, here is how our roof cleaning service works.
Tell us the property type, approximate roof size and the coverage of moss or algae — photos from ground level or an upstairs window are very helpful for quoting accurately.
We provide a fixed price based on roof size, pitch complexity and access requirements. Where specialist access equipment is required, this is included in the quoted price.
We protect gutters, windows and surrounding areas before applying biocide solution at low pressure across the full roof surface.
The biocide continues working over four to eight weeks, killing growth at the root. Full results are typically visible within six to ten weeks as treated moss dries and begins to detach.
We photograph before and after and provide a completion record. A follow-up treatment can be arranged if any persistent growth is observed after the initial treatment period.

Treat before re-pointing ridge tiles
Any biological growth on the ridge mortar should be treated before re-pointing. Pointing over live growth causes premature failure of the new mortar as organisms continue to expand beneath it.
Book gutter cleaning at the same time
Treated moss gradually detaches from the tiles over the following months and can collect in gutters. Booking a gutter clean six to twelve months after treatment is good practice.
Do not use high-pressure washing on roofs
High-pressure washing strips tile granules, dislodges mortar, forces water under tile laps and can void tile warranties. It is not an appropriate method for roof cleaning regardless of tile type.
