What Is Soft Washing — And Why Does It Matter?
Soft washing uses a low-pressure application of professional biocide solutions to kill organic growth — algae, lichen, moss, green mould and black streaking — at the root rather than blasting it away at the surface. The distinction matters enormously for certain materials.
High-pressure washing drives water deep into render, pebbledash and painted surfaces, loosening the bond between coating and substrate, causing premature cracking and peeling, and forcing moisture into the wall behind. On roofs, high pressure strips protective granules from felt and tiles and can void manufacturer warranties. Soft washing applies the correct treatment at the right pressure — typically similar to a garden hose — so the surface is cleaned without being damaged.
The results last significantly longer than pressure washing alone because the biocide continues working after application, killing any remaining spores. Properties in humid, shaded or coastal locations — which includes much of Essex, East London and the Thames estuary area — will see green growth return faster than those in drier, sunnier positions. A soft wash typically keeps surfaces clean for two to five years depending on conditions.
Surfaces Suitable for Soft Washing
Render & K-Rend
Sand & cement, monocouche and thin-coat renders are ideal soft-washing candidates. High-pressure washing cracks and loosens render — soft washing cleans it safely and extends its lifespan.
Pebbledash & Roughcast
The textured surface of pebbledash traps organic matter and is virtually impossible to pressure wash without damaging. Soft washing penetrates the texture and kills growth throughout.
Painted Masonry & Brick
Masonry paint and brick-sealed surfaces respond well to soft washing. High pressure strips paint prematurely; biocide treatment removes green staining without affecting the coating.
Roof Tiles & Slates
Moss and lichen on roof tiles trap moisture, accelerate frost damage and can void tile warranties. Soft washing removes growth safely — we do not walk on roof surfaces or apply high-pressure washes.
Fascias, Soffits & Cladding
uPVC fascias and cladding panels discolour green within a season or two in shaded positions. Soft washing restores them and prevents the staining from embedding into the surface.
Garden Walls & Garden Features
Brick, stone and block garden walls colonised by algae and lichen benefit from soft washing. The treatment is safe for surrounding planting when applied correctly.

From your first call to the finished job, here is how our soft washing service works.
Tell us the surface material, approximate area and the type of growth you're dealing with — photographs help us assess the condition and provide an accurate quote.
We confirm the correct biocide specification for your surface type and provide a fixed price. Where access equipment is required for roofs or upper elevations, this is factored in.
On the day, we protect surrounding planting, paved areas and windows before applying the biocide solution at low pressure across the entire treatment area.
The biocide continues working over the following two to four weeks as it penetrates and kills growth at the root. Full visual results are typically seen within four to six weeks.
We photograph before and after and provide a completion record. For roofs and larger properties, a follow-up check or second treatment can be scheduled if any regrowth is observed.

Soft washing lasts longer than pressure washing
Pressure washing removes growth visually but leaves spores behind to regrow. Biocide treatment kills growth at the root, keeping surfaces cleaner for two to five years depending on conditions.
Don't pressure wash render — ever
High-pressure washing on render drives water behind the coating, causes cracking and can require expensive remedial work. If your render has green growth, soft washing is the only safe method.
Treat before repainting
Any external surface with algae or green staining should be soft-washed before repainting. Painting over biological growth causes premature paint failure as the growth continues to expand beneath the coating.
