Seasonal Property Maintenance Checklist for Landlords

Effective property maintenance isn't just about responding to problems as they arise — it's about staying ahead of them. A seasonal maintenance routine helps landlords identify issues early, protect their investment, and keep tenants happy throughout the year.

Here is a practical seasonal checklist for rental property landlords.

Spring (March–May)

Spring is the ideal time to assess any damage caused by winter weather and prepare the property for the warmer months.

  • Inspect the roof: Look for displaced or cracked tiles, damaged flashing, and any signs of moss or algae growth that may indicate water retention.
  • Check external walls: Look for cracks, spalling, or pointing failure that may have developed over winter and could allow damp penetration.

Summer (June–August)

Summer is a good time for decorating, external works, and any improvements that benefit from dry weather.

Autumn (September–November)

Autumn is the most important maintenance season for rental properties. Preparing for winter before the weather deteriorates prevents the most common and costly cold-weather problems.

  • Clear gutters after leaf fall: The single most important autumn task. Gutters should be cleared after the majority of leaf fall — typically late October to November.
  • Service the boiler and heating system: Test radiators, bleed if needed, and book a boiler service before the heating season begins.
  • Check loft insulation: Adequate loft insulation reduces heating costs and condensation risk. Inspect and top up if necessary.
  • Inspect draught-proofing: Check letter boxes, window frames, and external door frames for gaps and add draught-proofing where needed.
  • Lag external pipework: Exposed external pipes are at risk of freezing. Lag any exposed pipes before the first frost.

Winter (December–February)

Winter maintenance is primarily about responding to cold-weather issues quickly and keeping tenants safe and comfortable.

  • Respond promptly to heating failures: Landlords have a legal duty to provide effective heating. Have a reliable contractor on call for urgent plumbing and boiler issues.
  • Monitor for burst pipes: Freeze-thaw cycles can cause pipe bursts, particularly in unheated voids. If a property is vacant, ensure it is adequately heated or that the water is isolated.
  • Check for damp and condensation: Cold weather increases condensation risk. Carry out inspections and address any emerging damp issues promptly.
  • Grit pathways: If the property has communal paths or steps, grit them during icy periods to reduce the risk of slips and falls.
