When Should You Book a Deep Clean?

2026-07-07 · 4 min read

A deep clean goes significantly further than a routine clean — it covers areas and tasks that regular cleaning doesn't reach, and restores a property or workspace to a high standard of cleanliness from top to bottom. But when exactly should you book one? Here are the key situations where a deep clean is the right choice.

1. Moving Into a New Property

Whether you're a tenant moving into a rented home or a homeowner taking possession of a newly purchased property, a deep clean before you move in gives you a genuinely clean start. Even if a property appears clean, areas like the inside of kitchen units, behind appliances, inside oven cavities, and bathroom grout are rarely cleaned thoroughly during routine maintenance.

A move-in deep clean is also useful when you cannot be certain of the previous occupants' cleaning habits.

2. End of Tenancy

For tenants, a deep clean at the end of a tenancy is often the most appropriate way to return the property to the condition required for deposit return. If the property has accumulated grease, limescale, and soiling in areas not addressed during routine cleaning over the course of the tenancy, a standard clean will not be sufficient.

For landlords, a deep clean between tenancies — particularly after a long tenancy or where the outgoing tenant has not cleaned to an adequate standard — prepares the property for a new occupier. This can be combined with our full end of tenancy cleaning service.

3. After Building Work or Renovation

Construction and renovation work leaves behind a significant amount of dust, debris, and fine particle contamination that settles on every surface — including inside cupboards, ventilation ducts, and light fittings. A post-construction deep clean removes this properly and prepares the space for use.

This type of clean requires specialist attention, as construction dust can be fine enough to require specific approaches to prevent it from being redistributed rather than removed.

4. Periodic Deep Clean for Offices and Commercial Spaces

Even with regular office cleaning, certain areas are only addressed during a deep clean — high-level surfaces, air vents, behind furniture, inside kitchen appliances, and underneath office equipment. For most commercial spaces, a deep clean twice a year is appropriate, in addition to the regular cleaning schedule.

Client-facing or healthcare environments may need deep cleaning more frequently — quarterly or monthly — depending on the nature of the business.

5. After an Illness or Pest Infestation

Following a significant illness, or if a property has had a pest infestation, a thorough deep clean and sanitisation of all surfaces is the appropriate response. Standard cleaning products and methods are not sufficient in these circumstances — specific disinfectants and a systematic approach to all surfaces are required.

6. Before or After a Long Void Period

Properties that have been empty for an extended period — including void properties and second homes — accumulate dust, grime, and in some cases mould or dampness issues that require more than a routine clean to address. A deep clean before occupation prepares the property properly.

7. When a Property Has Never Been Properly Cleaned

This is more common than you might expect — in older properties, or properties taken over from previous owners or landlords, certain areas (under the bath panel, behind the cooker, inside kitchen extract ductwork) may never have been thoroughly cleaned. A one-off deep clean addresses the accumulated soiling and provides a proper baseline going forward.
