Before the Tenant Vacates
- Serve the correct notice in writing and document when it was served
- Remind the tenant of their cleaning obligations and provide them with a copy of the original inventory
- Arrange a check-out inspection — ideally with the tenant present
- Instruct a professional inventory clerk if you don't conduct the check-out yourself
Day of Checkout
- Conduct a thorough inspection against the check-in inventory
- Photograph all rooms, noting any damage or cleaning issues
- Collect all keys (including spares and key fobs)
- Read all meters
- Assess whether professional cleaning, carpet cleaning, or repairs are needed
Week One: Cleaning and Assessment
Book end of tenancy cleaning immediately if the property needs it — professional cleaners typically need 2–3 days' notice and the property should be cleared first. While cleaning takes place, arrange quotes for any repairs identified at checkout.
