How to Prepare a Rental Property Between Tenancies

The period between tenancies is the most important maintenance window in a rental property's calendar. Done efficiently, it minimises void time and sets the new tenancy up for success. This guide gives you a practical timeline and checklist for the turnround period.

Before the Tenant Vacates

• Serve the correct notice in writing and document when it was served
• Remind the tenant of their cleaning obligations and provide them with a copy of the original inventory
• Arrange a check-out inspection — ideally with the tenant present

Day of Checkout

• Conduct a thorough inspection against the check-in inventory
