For a letting agent, the period between one tenancy ending and the next beginning is one of the most operationally demanding parts of the job. A smooth, fast turnaround keeps landlords happy, minimises void costs, and ensures the incoming tenant has a positive first impression of both the property and the agency.

Step 1: Check-Out Inspection

The process begins with a thorough check-out inspection, carried out against the original inventory. The agent notes any items of disrepair, damage, or uncleanliness and photographs everything. Step 2: Deposit Negotiations

If there are cleaning or maintenance issues beyond fair wear and tear, the agent manages the deposit deduction process — gathering quotes, agreeing costs with the outgoing tenant, and arranging the relevant works. Step 3: Cleaning

The check-out inspection typically produces a list of maintenance items — anything from a dripping tap or faulty door handle to repainting scuffed walls or replacing broken tiles. These need to be completed before the new tenant moves in.
