Void Property Maintenance: How to Minimise Costs and Void Periods

A void period — the time between one tenancy ending and the next beginning — is one of the most expensive events in a landlord's calendar. Every day the property sits empty is a day of lost rent. The goal is to complete all void works quickly and cost-effectively so the property can be re-let as soon as possible.

Start Planning Before the Tenancy Ends

The biggest mistake landlords make is waiting until a property is vacant before arranging void works. By the time you've received the keys, assessed the work needed, and found contractors, you may have already lost a week or more.

Instead, carry out a pre-exit inspection 4–6 weeks before the tenancy end date. Walk through the property with the current tenant and note what works will be needed. This gives you time to line up contractors so they can start on day one of the void period.

Prioritise Speed Over Perfection

Void works need to be done to a good standard — but perfection is the enemy of speed in a void. A property that is clean, freshly painted, and in good working order will let just as quickly as one that has been comprehensively refurbished.   • Always do: Professional cleaning, touch-up painting (or full repaint if needed), carpet cleaning or replacement, fix all broken fixtures
  • Consider based on condition: Full redecoration, kitchen or bathroom works, flooring replacement
  • Schedule for next void: Major structural works, loft conversion, extension

Use a Single Contractor Where Possible

Coordinating multiple contractors during a void period is one of the most common causes of delay. A painter can't start until the plasterer has finished; the carpet fitter can't start until the painter is done. Every handover is a potential delay.

Using a single contractor who can handle cleaning, painting, maintenance, and flooring under one roof eliminates these coordination delays and typically reduces overall cost as well as void period length.

Don't Neglect the Outside

First impressions matter to prospective tenants. A property with an overgrown garden or dirty external areas creates a negative impression before a viewer even sets foot inside. Add garden clearance and external cleaning to your void checklist — it's a relatively cheap job that makes a significant difference to viewings.

Have Your Photos Taken Professionally

Once the void works are complete and before new tenants move in, commission professional photographs of the property for the listing. Good photographs reduce time on the market, which directly reduces void length.

Plan Compliance Before the Next Tenancy

The void period is the ideal time to carry out compliance checks that require full access to the property — gas safety checks, electrical testing, EPC assessments. Arrange these during the void so you have valid certificates in place before the new tenancy begins.
