As a landlord, staying on top of property maintenance isn't just good practice — it's a legal obligation. Failing to maintain a property to the required standard can result in improvement notices, fines, and in serious cases, prosecution. This checklist covers the key maintenance and compliance items every landlord should address on an annual basis.
Compliance and Safety (Annual or More Frequent)
- Gas safety check (CP12): Required annually by law for all properties with gas appliances. Must be carried out by a Gas Safe registered engineer. Provide a copy of the certificate to tenants within 28 days.
- Electrical Installation Condition Report (EICR): Required at least every 5 years for all rental properties. Carry out remedial works identified and provide copies to tenants.
- Smoke alarms: Test at the start of each tenancy. Ensure working smoke alarms are fitted on every floor of the property.
- Carbon monoxide alarms: Required in any room with a solid fuel burning appliance. Strongly recommended for rooms with gas appliances.
- Energy Performance Certificate (EPC): Required to be at least E rating. Review before each new tenancy and consider improvement works if below the minimum.
- Legionella risk assessment: Landlords have a duty to assess the risk of Legionella in their properties. Arrange an assessment and follow any recommendations.
Exterior and Structure (Annually — ideally autumn)
- Clear gutters and check downpipes are clear and functioning
- Inspect roof for missing, cracked, or slipped tiles
- Check chimney (if applicable) for pointing and pot security
- Inspect external walls for cracks, spalling brickwork, or pointing failure
- Check window frames and seals for deterioration
- Inspect external doors and frames for security, draught sealing, and condition
- Clear external drains and check for blockages
- Inspect fence lines and boundary walls for stability
Interior Systems (Annually)
- Service boiler and heating system before winter
- Bleed radiators if system is slow to heat
- Check hot and cold water temperatures are appropriate (to manage Legionella risk)
- Inspect under sinks and around appliances for signs of damp or leaks
- Check extractor fans in bathroom and kitchen are functioning
- Inspect loft insulation and ventilation if accessible
At Each Tenancy Change
- Professional end of tenancy clean
- Check and touch up paintwork throughout
- Check all appliances are working
- Test all locks, handles, and door furniture
- Check flooring condition and address any damage
- Update inventory with photographs
